Ethical AI Virtual Staging Guidelines

At Estiq, we believe AI-driven property staging is a powerful tool to illustrate potential, but it should never be used to mislead or misrepresent. As the leading AI virtual staging platform in Europe, we promote transparent, compliant, and honest marketing.

Core Principles of Ethical Staging

1. Do Not Hide Structural Defects

Virtual staging should never be used to cover up cracks, damp spots, structural defects, water damage, or zoning violations. The original state of permanent fixtures should remain visible.

2. Do Not Alter Permanent Architectural Features

Avoid removing doors, walls, columns, windows, or moving radiators/outlets in marketing photos, unless the image is clearly labeled as a "renovation concept study" rather than a representation of the current space.

3. Always Disclose Staged Listings

Any image modified via AI virtual staging should carry a text disclosure in the description or as a watermark on the image itself.

Standard Recommended Disclosure

“This image has been virtually staged using AI to show possible furniture and interior design. The property is currently unfurnished. Fixtures, dimensions, windows, doors, and structural features should be verified in person.”

Compliance with European Regulations

European consumer protection laws prohibit misleading advertising. Staging properties honestly ensures brokerages and agents avoid liability while helping prospective tenants visualize their future layout.
